Price cuts are becoming more common
in today’s housing market, and they can mean different things depending on whether you’re buying or selling.
For sellers, a price reduction doesn’t necessarily mean something is wrong with the home. In many cases, it can reflect changing market conditions, increased competition, or a difference between the original asking price and what today’s buyers are willing to consider.
For buyers, a price reduction doesn’t automatically mean there’s a problem with the property. It may simply mean the seller is responding to current market conditions.
Here’s a closer look at what’s contributing to the increase in price reductions.
According to HousingWire Data, the share of sellers reducing their asking price has increased for seven consecutive months (see graph below):

Today, more than 4 in 10 active listings have had at least one price reduction, with the typical reduction around $17,560 from the original asking price.
Several factors are contributing to this trend. Mortgage rates remain elevated, buyers have more homes to choose from in many markets, and affordability continues to influence purchasing decisions.
If you’re selling, current conditions make accurate pricing an important consideration. Even homes that are initially priced in line with the market may need to be reassessed as conditions change.
If you’re buying, a price reduction can provide another opportunity to evaluate a property and compare its price with other homes currently available.
HousingWire Data also shows that national list prices have moved lower from last year’s peak. Some of that movement is seasonal, as asking prices typically soften during the latter part of the year (see chart below):

Jake Krimmel, Senior Economist at Realtor.com, explains:
“That is good news for buyers, who are seeing lower asking prices and more room to negotiate, but it is also good news for sellers: Pricing to today’s demand is helping homes move and keeping more transactions alive in a high-rate environment.”
The takeaway: Buyers and sellers are navigating a market where pricing and affordability continue to play an important role, although conditions can vary by local market.
Redfin data shows that sellers currently outnumber buyers nationally, creating a different dynamic than the highly competitive markets many buyers experienced in previous years.

For sellers, that means competing with other available homes may be an important part of the pricing conversation. Factors such as price, condition, timing and concessions can all influence how a listing compares with other properties.
For buyers, the current environment may provide more opportunities to discuss price, closing costs, repairs or other terms with a seller. The amount of flexibility available will vary by property and local market conditions.
Price reductions are one of the ways today’s housing market is adjusting to changing buyer demand, affordability and inventory.
